Experienced Commercial Construction Superintendent

We are looking for someone to provide on-site coordination for all phases of the construction of a 3-story wood framed commercial/ retail building, including coordinating employees, subcontractors, material and equipment, ensuring that specifications are being strictly followed, generating daily logs, ensuring critical path schedule is maintained, and controlling costs to ensure budget is never exceeded. Superintendent shall be responsible for scheduling inspections, quality control, and job site safety, etc.
Location/ Duration:
-Pacific Beach area in Washington state.
-Estimated Time for this project 12 months starting asap (Full Time).
-Lodging & per diem provided.
Compensation: Based on experience.
Essential Functions / Major Responsibilities of Superintendent:
-Schedule labor crews, subcontractors, consultants, and vendors to ensure critical path schedule is maintained.
-Perform quality control duties and responsibilities regarding the work being performed.
-Communicate with project team regarding ASI's, RFI's, and submittals.
-Ensure that subcontractors are fully executing and complying with the contracted scope of work.
-Coordinate required inspections with local jurisdictions.
-Ensure subcontractor and employees meet all safety, health, and environmental requirements.
-Identify conflicts in construction progress and communicate them to project team in a timely manner.
-Maintain daily log.
-Maintain an overall progress schedule and 3 week look ahead
-Preside over weekly subcontractor meetings, take notes and distribute to project team.
-Ensure job site is kept in a clean and organized manner.
-Perform punch list identification and completion.
-Ensure city approved plans are maintained, updated, and onsite at all times.
Secondary Functions:
-Create and maintain SDS binder.
-Create and maintain submittals binder, including records of all approvals.
-Create and maintain RFI binder.
-Identify areas of work that are outside of subcontracted scope.
-Attend all construction meetings.
-Must be onsite anytime work is being performed; this may require working in excess of 40 hours a week.
-Ensuring jobsite is secured before leaving each day.
-Assist Project Manager in any other areas as needed.
Required Education and/or Experience:
-Minimum of ten years of commercial construction experience.
-Proficient with MS Word, MS Project, Adobe, Excel, and ability to learn new software as needed.
